Company History

Signature Development Group, Inc. was formed in 2005 to manage rental real estate, re-develop small infill sites, and build light commercial and residential projects.

The company completed two successful re-development projects prior to the 2007 real estate market decline, at which time we re-focused our efforts, and continued conservative growth in both the commercial and residential renovation market. In addition, we secured a contract to manage $22 million in public construction bonds for a school district. We successfully completed an 80,000sf new building for the district, as well as renovating another 78,000sf, and their administrative offices, while continuing to service our other commercial and residential projects.

In 2011 we secured a contract with Freddie Mac to complete capital improvements on their assets. To date, we have successfully completed approximately 2000 projects across a 9 county service area in northeastern IL and southeastern WI. We have maintained an exceptional delivery rate, with zero reported performance issues; while continuing our construction management relationships with a few select school districts, and servicing our private renovation customers.

In addition, we own and/or manage a small portfolio of rental properties, through our related entity, LKBD Partners.

SDG self-performs approximately 40% of trade work on our projects, generally in carpentry, general trades, electrical, interior and exterior finishes, and minor excavation work. We maintain a network of quality subcontractors to complete the balance of our work and supplement our own labor.
