Construction Services

SDG and its partners provide a wide range of services for both new and renovation projects. We deliver exceptional service using any one of several project delivery models, for both large and small projects.

1. Design/Build

Flow Chart Design-build is our preferred method of project delivery, in which SDG holds contracts with owners to provide both design and construction services. One entity, one contract, one unified flow of work, from concept to completion. The primary goal of this model is to transform the relationship between the designer and the constructor into an alliance that fosters the collaboration and teamwork necessary to deliver owners the best value for their money, as efficiently as possible. Benefits of Design Build

  • Single Point of contact and responsibility for all aspects of the project, including cost control, schedule and quality control.
  • Better cost control, increased value, and better quality control occurs when designers and constructors work and coordinate as a team throughout the development of construction drawings and specifications. Among other things, this allows the designer and owner access to “real time” means, methods, and costs, earlier in the process, so value engineering and design decisions can be made with better and more accurate input information.
  • Shorter overall construction process is accomplished when there is open and early communication and coordination between designer and constructor, reducing miscommunication and the need for re-designs.

2. Design/Bid/Build

Traditional Design/Bid/Build Continuum Design-Bid-Build is the traditional project delivery method. SDG has delivered several projects using this model, and although it is not our preferred delivery methodology we are happy to quote plans provided by owners. This method separates the design tasks of the project from the construction tasks of the project. The owner holds multiple separate contracts which are fulfilled in succession, rather than concurrently as in the design/build model. We have found that the most significant issue that arises with this method is that accurate real time costs are not obtained until “after” the final construction drawings are complete. In many instances projects come in over budget, which causes plan revisions, costing owners time and money.

3. Self-Performed Trade Work

Self-Performed Trade Work by SDG is utilized to the greatest extent possible. Self-performed trades include:

  • Design
  • General Trades
  • Rough and Trim Carpentry
  • Electrical
  • Minor Drywall and Paint
  • Acoustical Ceilings
  • Exterior Finish Work
  • Minor Concrete and Excavation

In instances which our staff cannot meet required schedules, or are not sufficiently equipped or qualified to complete trade tasks, we utilize a network of long standing trade partners. All sub-contractors and trade partners are licensed in their particular trade according to regulatory requirements.
